Terms of Service

These terms govern your use of the Briidge website at usebriidge.com and any related services we offer (collectively, the "Service"). By using the Service or submitting an application, you agree to these terms. If you don't agree, please don't use the Service.

Briidge is a rent payment guarantee service operated in Ontario, Canada. We help renters who don't fit traditional landlord checks get approved, and we pay landlords on time when they agree to rent. Contact: hello@usebriidge.com.

To apply, you must be at least the age of majority in your province (18 in Ontario), legally able to enter into a contract, and providing information that is true and accurate to the best of your knowledge.

Briidge evaluates rent payment guarantee applications. Submitting an application does not guarantee acceptance. We may decline any application at our discretion, subject to applicable human rights and consumer protection laws.

The Service is not a lender, insurer, real estate broker, or property manager. Briidge is not a licensed insurer, and our rent payment guarantee is a contractual service agreement, not an insurance policy under the Ontario Insurance Act, R.S.O. 1990, c. I.8. We are not your legal, financial, or housing advisor. Information on this site is for general purposes only.

• Provide accurate, current, and complete information.
• Notify us promptly if your information changes.
• Use the Service only for lawful purposes.
• Don't attempt to interfere with, reverse engineer, scrape, or disrupt the Service.
• Don't impersonate anyone else or submit applications on someone's behalf without their consent.

• Handle your information in line with our Privacy Policy and Canadian privacy law (PIPEDA).
• Be transparent about our decisions and the criteria we apply.
• Respond to questions and complaints in good faith and within a reasonable time.

Applying to Briidge is free. If you are accepted and choose to proceed with a guarantee, any fees will be clearly disclosed in writing before you agree. We will never charge you without your express consent.

Coverage begins on the first date Briidge guarantees your rent payment to a landlord who has accepted the guarantee.

Your pre-approval is valid for 30 days from the date of payment. During this period you can present your Briidge guarantee to as many landlords as you need.

• If no landlord accepts within the 30 day validity period, you may request a full refund within 5 business days of the period ending.
• If you cancel within 48 hours of payment, before presenting the guarantee to any landlord, you receive a full refund within 5 business days.
• If you cancel after 48 hours but before coverage begins, a CAD 35 administrative fee applies and the balance is refunded within 5 business days.
• Once a landlord has accepted and coverage has started, the fee is non-refundable.

The Briidge name, logo, site design, and content are owned by Briidge or our licensors. You may not copy, modify, or use them commercially without our written permission. You retain ownership of any content you submit to us; you grant us a limited licence to use that content to operate the Service and evaluate your application.

The Service is provided "as is" and "as available." We don't promise the Service will be uninterrupted, error-free, or fit for any particular purpose. To the fullest extent permitted by Ontario law, we disclaim all implied warranties.

To the fullest extent permitted by law, Briidge is not liable for indirect, incidental, consequential, special, or punitive damages, or any loss of profits, data, or goodwill, arising from your use of the Service. Nothing in these terms limits liability that cannot be limited under applicable law (for example, fraud or gross negligence).

You can stop using the Service at any time. We can suspend or terminate access if you breach these terms, provide false information, or use the Service unlawfully. We will give you reasonable notice where possible.

We may update these terms as the Service evolves. Material changes will be posted here with a new "last updated" date and version number. Where appropriate we will notify you by email. Continued use of the Service after changes means you accept them.

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply in it. Any dispute will be resolved by the courts of Ontario, except where applicable consumer protection law requires otherwise. Nothing in these terms prevents you from pursuing any rights you have under consumer protection legislation in your province.
