Privacy Policy

1. Who we are
Briidge ("Briidge", "we", "us", "our") is the organization accountable for personal information collected through this service. Briidge is a contractual rent payment guarantee service operated in Ontario, Canada. We help renters who don't fit traditional checks get approved, and pay landlords on time when they say yes.

2. The information we collect
When you apply or interact with Briidge, we collect:
- Identity and contact: name, email address, phone number, city.
- Application details: employment status, income range, your written context, role (renter or landlord).
- Guarantee activation data (sensitive): if your application is pre-approved and you move forward, we may collect government-issued ID, proof of income, and payment information to issue and service your guarantee. We ask for separate, explicit consent before collecting this.
- Marketing and attribution: how you heard about us, and whether you opted in to marketing emails.
- Consent metadata: the date, time, IP address, and browser user-agent at the moment you accepted these terms, so we can prove your consent if asked.
- Technical data: basic logs (IP, browser, pages visited) needed to keep the site running and secure.
We do not run credit checks, criminal record checks, or pull data from third-party data brokers without telling you first and asking for separate, explicit consent.
3. Why we collect it (purpose and legal basis)
Under Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), we collect personal information only for purposes a reasonable person would consider appropriate:
- Evaluate your application for a contractual payment guarantee (with your consent).
- Issue and service your guarantee if you proceed, including verifying identity and processing payments.
- Contact you about your application or our service.
- Send marketing only if you explicitly opted in. You can opt out anytime.
- Improve the service using aggregated, anonymized usage data.
- Comply with the law and protect against fraud or abuse.
4. Who we share it with
We do not sell your personal information. Ever. We share it only with:
- Landlords only after you've been accepted and matched with a specific property, and only the information needed for that match.
- Service providers we rely on to operate (cloud hosting, email delivery, payment processing, analytics). They process data only on our written instructions and are bound by confidentiality and equivalent privacy obligations.
- Authorities only when legally required (court order, regulatory request).
5. Where we store it (cross-border)
Briidge is operated from Canada. Your data is primarily stored on infrastructure hosted in Canada and the United States. Some of our service providers may process limited data outside Canada. While in another country, your information is subject to the laws of that country, including lawful access by foreign authorities. We use contractual safeguards equivalent to those required by Canadian law to protect it.
Quebec residents (Law 25). If you are in Quebec, you have additional rights under the Act respecting the protection of personal information in the private sector, including the right to be informed of any transfer of your information outside Quebec and the right to object to automated decisions about you. Contact our Privacy Officer to exercise these rights.
6. How long we keep it
- Unsuccessful applications: retained for up to 24 months, then deleted or anonymized.
- Active customers: retained for the duration of the relationship plus 7 years to meet tax, financial, and contractual record-keeping obligations.
- Marketing data: retained until you unsubscribe, then suppressed (we keep your email on a suppression list so we don't accidentally email you again).
7. Your rights
Under PIPEDA (and Law 25 if you are in Quebec), you have the right to:
- Access the personal information we hold about you.
- Correct inaccurate or incomplete information.
- Withdraw consent at any time (subject to legal and contractual restrictions).
- Delete your data, where we are not legally required to keep it.
- Portability (Quebec): receive your information in a structured, commonly used format.
- Object to automated decisions made about you without human involvement.
- Complain to us, or to the Office of the Privacy Commissioner of Canada at priv.gc.ca, or (for Quebec residents) the Commission d'accès à l'information du Québec at cai.gouv.qc.ca.

8. Automated decisions
We use software to help review applications, but a Briidge team member reviews and is accountable for every approval or decline decision. We do not make fully automated decisions that produce legal or similarly significant effects without human involvement. You can ask us how a decision about you was made and request a human review.
9. Security and breach notification
We protect your data with industry-standard safeguards appropriate to its sensitivity: encryption in transit (HTTPS) and at rest, role-based access controls, audit logs, and regular security reviews. No system is perfectly secure. If we discover a breach involving a real risk of significant harm to you, we will notify you and the Office of the Privacy Commissioner of Canada as required by PIPEDA, and (for Quebec residents) the Commission d'accès à l'information.
10. Cookies
We use only essential cookies needed to operate the site (session, security). We don't use third-party advertising cookies, tracking pixels, or behavioural analytics tools at this time. If we add them, we'll update this policy and ask for your consent first.
11. Children
Briidge is not directed at people under the age of majority in their province. We do not knowingly collect information from anyone under 18. If you believe we have, please contact us.
12. Changes to this policy
We may update this policy as our service evolves or as the law changes. Material changes will be posted on this page with a new "last updated" date and version number, and where appropriate we'll notify you by email.

Briidge is not a licensed insurer. Our rent payment guarantee is a contractual service agreement between Briidge, the tenant, and the landlord. It does not constitute insurance under the Ontario Insurance Act, R.S.O. 1990, c. I.8.
