Briidge Rent Payment Guarantee

Terms

Briidge backs every issued guarantee directly. This page explains exactly what is included, what is not, and how landlords activate the guarantee.

What we guarantee

  • Up to 6 months of unpaid rent, capped at six times the monthly rent stated on the certificate.
  • Property damage above the security deposit, up to one additional month of rent.
  • Combined maximum payment per guarantee: 7 months of rent.

What we do not guarantee

  • Voluntary lease termination by the landlord.
  • Damage caused by third parties not residing in the unit.
  • Loss of rental income outside the guarantee period dates.
  • Legal fees, unless explicitly itemised on the certificate.
  • Any rent or damage incurred after the guarantee is revoked or expires.

How to activate the guarantee

  1. 1Notify Briidge within 5 business days of a missed rent due date (we recommend within 24 to 48 hours) at hello@usebriidge.com. Notifications made after the 5 business day window may void the guarantee for that period.
  2. 2Send the signed lease, the certificate, and evidence of the missed payment(s) or damage.
  3. 3Briidge confirms a valid guarantee activation and pays the landlord within 5 business days.
  4. 4Briidge recovers the unpaid rent directly from the tenant. You are out of the loop.

Verification & revocation

Every certificate carries a unique opaque ID and verification URL. The status shown at usebriidge.com/v/<ID> is always live from our database. If a guarantee is revoked or expired, the PDF certificate is no longer valid even if the document is still in the landlord's possession. Always verify before relying on it.

Underwriting

Each guarantee is approved by Briidge after reviewing the tenant's employment, income, and rental history. We may decline applications and reserve the right to revoke a guarantee if material information turns out to be false.

Limitations of liability

Briidge's total liability per guarantee is limited to the caps set out in section 1 and on the certificate. Briidge is not liable for indirect, incidental, or consequential loss.
